In August, the median home price in Dutchess County experienced a slight decline, listed at $579,900, which is a 3.2% decrease from July's $599,000, according to data from Realtor.com. Despite this drop, the median price remains slightly higher than in August 2024, when it was $575,000.
The county saw a significant increase in new home listings, with 328 homes hitting the market, marking a 34% rise compared to the previous year. The median home size in Dutchess County was 2,134 square feet, with a price of $272 per square foot, up 4.1% from the previous year. Homes in the area were listed for a median of 54 days, slightly longer than July's 51 days but shorter than the national median of 60 days.
The report from Poughkeepsie Journal highlights that these statistics only cover listed homes, excluding new constructions and pending sales. Across the New York-Newark-Jersey City metro area, median home prices fell to $760,000, while the median price in New York state was $650,000.
